Challenge

As with most houses of this age, the ground floor living spaces were compartmentalised and didn't lend themselves to modern family life. The connection between house and garden was poor, whilst the side return courtyard area was dark and under-utilised.

Upstairs, the bathroom had been fitted in what would've originally been a good sized bedroom, whilst the third bedroom was barely big enough for a single bed.

The challenge was to create a more open feel and better connection with the garden at ground floor level, and improve the balance of bedroom space at first floor.

Outcome

Extending into the under-utilised side return area of garden created additional internal living space which presented a direct access to the main garden area. Knocking an opening through between the two front reception rooms offered the opportunity to connect the spaces and created views all the way through the property, enhancing both natural light levels and the general sense of space.

By moving the kitchen into the centre of the floor plan it became the heart of the home, enabling the clients to enjoy everyday family life together in one space. Retaining the existing structural openings into the extension created a 'broken-plan' layout benefiting from clear sightlines and a sense of openness, whilst retaining demarkation of the different spaces.

At first floor, the bathroom was relocated into the box room allowing the original space to be returned to a generous third bedroom.
